In the pre-pandemic period, Chinese investors preferred to buy studios and 1-bedroom apartments, while now they choose spacious residences in the desirable areas of Downtown Dubai and Jumeirah Golf Estates. Another interesting fact is that 78 % of Chinese buyers prefer buying properties in Dubai by cash.
Before the outbreak of the pandemic, the Chinese were among the top nationalities to invest in the real estate market of the emirate. However, the beginning of the pandemic and long-lasting travel restrictions led to the decrease of Chinese investments in the Dubai property market. In 2023, with the lifting of all restrictions, investors from China have again come to the emirate. Q2 2023 saw the highest number of sales transactions and total sales value in the history of Dubai, with Chinese investments playing a great role in this.
In 2022, Russians became the leading real estate buyers in the emirate. However, this may change by the end of 2023 thanks to the strong and continuously developing relations between China and the UAE. This is expected to lead to an increase of Chinese investments, in addition to the UAEs commercial-friendly environment, low taxes and safety in the country.
